Checklist for Preparing Your Home for the Home Inspection Before you sell your home, a buyer will usually have it inspected by a certified, residential home inspector. If you prepare ahead of time for the home inspection, you can avoid being caught off guard with changes and repairs that your property may need for the sale. | | Interior of Home | 1. Check that all plumbing is in good working order, without leaks, make necessary repairs. 2. Check sump pump for good working condition. 3. Seal cracks in masonry walls and floor in basement. 4. Check wall ceiling surfaces for holes and cracks that need patching. 5. Check all windows and doors for working latches & locks and to see if they open & close properly. 7. Do any windows have cracks or broken seals? Do any windows need caulking? 8. Are the stair railings loose or missing? 9. Are any moldings loose, broken or missing? 10. Are any floor tiles cracked or missing? 11. Are any water penetration stains on the ceilings or walls? 12. Does the chimney damper open and close properly? Have a record of the last cleraning of your fireplace and chimney. 13. Is there adequate insulation in the attic? Does the insulation in the attic block air vents? 14. Test all smoke and carbon monoxide detectors. 15. Clean heating-ventilation-air conditioning filters or replace if necessary. 16. Make sure light bulbs are in place and working. Also, all electrical swithches & outlets, ceiling fans and door bells. Make sure junction boxes have covers. | | Exterior of Home | 1. Seal any vertical or horizontal cracks in foundation walls. 2. Correct any negative grading around the foundation. 3. Are any roof shingles missing? 4. Are gutters and downspouts connected and secured to the house? Are gutters and downspouts free of leaves and debris? 5. Check to see if exterior wood trim is in good condition. 6. Are the step and porch railings loose? 7. Are the wood or concrete steps in good condition? 8. Does any of the siding need repair or replacement? 9. Seal cracks in the sidewalk or driveway. 10. Are crawl space areas accessible? Interior and exterior? 11. Clear a 12" distance between the sides of the house and any shrubbery or mulch.
